Founded in 2018 on the simple yet profound Japanese premise of kaizen, we, at Sanctum Law, adopt ingenious strategies and a simple yet sophisticated approach to legal issues, combining it with our healthy and happy work culture, to ensure time-bound, efficient, effective and most importantly practical results for clients.
Our Identity
Our logo represents the firm’s inherent values and ethos. The Gandabherunda, the mythical Phoenix-like creature, popular by its presence in Karnataka’s state emblem, represents the regional origins of the firm. The widely outstretched wings reflect the freedom and ambition of the firm to grow into an institution.
The Golden Eyes of the Tiger, represents the nationality of the firm. The aggressive golden eyes reflects skilful attention to detail to the task at hand. The letter ‘S’ at the centre is reflective of the name of the firm, Sanctum, meaning ‘core’, indicating the initials of our founders who form the core of the firm.

Sammith is the founder of Sanctum Law. He represents most of South India’s leading real estate developers having presence in Bangalore, in addition to being an empanelled advisor to Confederation of Real Estate Developers Associations of India (CREDAI), Bangalore/Karnataka, and a Governing Body Secretary of the India-Building Information Modelling Association (IBIMA).
Sammith appears for and advises a wide variety of clients ranging from multinational conglomerates to start-up enterprises. He is an ardent litigator and has appeared before the Supreme Court and various High Courts. In addition, he regularly assists in settling various types of agreements, compliance audits and real estate title due diligence.

Shivanand is a mentor and senior consultant with Sanctum Law. With an experience spanning more than 30 years, Shivanand carries the reputation of being a stand-out arguing counsel and has an excellent rapport with members of both the Bar and the Bench. Shivanand has successfully represented leading real estate players and multinational companies in matters before the Karnataka High Court and the Supreme Court of India.
Shivanand holds the distinction of the being the first advocate to cross-examine former Prime Minister of India, Mr. HD Deve Gowda, in an election petition. He has also successfully appeared in writ petitions contesting arbitrary land laws such as the Karnataka Land Revenue Act, Karnataka Land Reforms Act, Land Acquisition Act, etc. His in-depth knowledge of land laws makes him the preferred choice of leading real estate players for availing a wide array of legal services ranging from title opinions to representation in writ petitions. clinical trials are less known about in india, especially by our rural population. There seems to be a dire need for creating public awareness and understanding of clinical trials/research and consequently the importance of informed consent, and other pre-requisites of conducting a clinical trial in india. This being the case, this paper shall specifically deal with the ethical and legal concerns that may arise out of paying clinical trial patients.
SC/ST Granted Lands: Conversion & Consequences

A Full Bench of the Karnataka High Court recently answered a reference made regarding the status of ‘granted lands’ under the Karnataka Schedule Castes and Scheduled Tribes (Prohibition of Transfer of Certain Lands) Act, 1978 that are converted for purposed other than for which they were granted. In short, the nature of the land subsequent to its conversion from agricultural purpose to non-agricultural purpose was established in this judgement. This article shall discuss the judgement in detail. Finally, this article shall conclude with the significance of the judgement.
